Work is in first floor living room and dining room only. In living room, gut the room all surfaces to framing, including removing one south facing window. Eliminate the window opening, shim the floor and ceiling to level, wire the room to code, and finish out with sheet rock and hardwood floor. In the dining room do the same thing, including a window elimination. Also on the east wall of the dining room, rebuild the brick foundation below and install a steel moment frame and three windows, per the engineers plans enclosed.
