This project includes a voluntary seismic upgrade to 353 s bay of the pierpont building. Seismic upgrade work will be done in the basement, first floor, second floor, and roof. Any demolition of existing partition walls required to install the seismic upgrade structural details will not be reconstructed pending future tenant improvement projects that will likely significantly change the location of the existing partition walls. Any demolition of the roof elements including the roof membrane will be reconstructed and should maintain any existing roof warrantees.

We are taking all three stories of the building at 353 pierpont avenue and converting them to one business space where they were separated before. The basement will serve as storage. The main floor will serve as retail space and the top floor will be executive offices
