Removal and replacement of rear wall with like in kind materials. (rear cantilevered bays will not be reconstructed) emergencey egress windows provided per irc 09. Removal and replacment of all fire damaged materials associated with roof and roof framing with like in kind materials. Removal and replacement of a maximum of 10% of floor joists(if it is determined that more than 10% needs to be replaced additional plans and permits necessarey) all joists to be repocketed. Install 400amp 240v single phase service. Meter bank,panel,lights,switches,receptacles smoke co detectors,range,hot water and ac outlet per 2008 nec (multi family)install fire alarm system per nfpa 72

Install 5 water closets,5 lavs,5 bath tub,5 kitchen sinks,1 washer dry and 9 hub drain (multi family)the installation will comply with the philadelphia plumbing code 2004

Install one (2) ton heat pump on the first floor. Install two (2) ton heat pump on the second floor. Install two (2) ton heat pump on the third floor install all duct work without penetration of the fire wall
