Remove 8 signs and replace with 12 additional illuminated wall signs at 225 sq. Ft. Per plans.

Expand parking lot to existing stormwater detention area, relocate detention underground.

Construct x 2 new building and modify existing parking lot including combining existing detention ponds.

Remove 9,075 sq. Ft. Auto service and construct new 14,0 sq. Ft. Auto service building.

Proposed alternative: do not require transparency of 30% elevation facing 28th st.

Install a 34 sq. Ft. Illuminated wall sign in place of a larger wall sign per plans.

Install two wall signs per planning commission approval.

Install one 75 square foot pole sign.

Proposed departure: depart from section 5. 2. 25 (c) 2 per section 5. 2. 25 (c) 3b to allow for the plans max of 16. 5 fc. Depart from section 5. 2. 25 (c) 5. Existing site lights are on 2 concrete pedestals with 25 tall light poles. The proposed design is to match the existing fixtures and poles as closely as possible.

This project will be constructed in 2 phases. Phase 1 will include removing existing building (2535 28th street) and paving, site grading, storm sewer placement, placing a fire hydrant at 28th street entrance, reconstruction of the existing east driveway,remove and close the west driveway, placement of concrete curb and gutter, parking lot re-construction and placement of fencing. Phase 2 will include removal of pavement and storm sewer, constructing a quick lube bay on east side of existing structure, constructing an approximate 32 sft service bay expansion and parking lot reconstruction.

Approximately 1,0 sq. Ft. Addition to existing collision repair center building

Remove and replace existing building and associated site work

A 5-bay service addition to east side - an addition to the quick lube

Office expansion in existing parts warehouse

Demolition and foundation removal of the easternmost structure of the 2525 28th st. Site. The structure is approx. 25,0 sq. Ft. And is part of the renovation project associated with berger chevrolet.

Demolish old prep building at berger. All utilities are being fed by another building.
